The Dubai secondary property market in 2026 has become increasingly relevant as buyers compare the abundance of off plan opportunities with something very different: a completed property they can see, inspect, finance and either occupy or rent immediately.
July provided an encouraging indication of this shift. Secondary residential transactions increased by approximately 15% month-on-month, while overall market pricing remained relatively stable.
That doesn't mean Dubai has suddenly become a buyer's market. It does, however, suggest that the balance between buyer and seller is changing - and that creates opportunities on both sides of a transaction.
Off plan remains an enormously important part of Dubai's market, but ready properties offer advantages that become particularly attractive when buyers are more selective.
With a completed property, buyers can assess:
For investors, there is also no construction period before the asset begins generating income.
And for end users, ready properties in Dubai provide something off plan simply cannot - the ability to move in.
Not across the board.
Dubai is made up of hundreds of individual micro-markets, and conditions can differ substantially between one community, building or property type and another.
A realistically priced villa in a community with limited supply may still attract significant competition.
An apartment competing with dozens of similar resale listings and several new off plan projects may give the buyer considerably greater negotiating power.
This is why describing the entire city as either a \"buyer's market\" or \"seller's market\" can be misleading.
What we are seeing is a more selective market.
Buyers have more information, more inventory and more time to compare their options. Sellers therefore need to demonstrate why their particular property deserves the price they're asking.
One factor secondary sellers cannot ignore is the sheer amount of choice available in the Dubai's off plan market.
Developers continue to compete for buyers through:
A resale seller isn't therefore competing only with the apartment next door.
They may also be competing with a brand-new development five minutes away.
This makes accurate pricing increasingly important.
For the right property, it certainly can be.
A more measured market allows buyers to conduct proper due diligence without the pressure that characterised some periods of rapid growth.
Buyers can compare transactions, negotiate where appropriate and assess the true cost of ownership.
There can also be value in situations where a seller has a genuine motivation to transact.
But buyers shouldn't confuse negotiation opportunity with automatically securing a bargain.
High-quality properties in desirable locations remain highly sought after.
The objective should be to identify fair value, not simply the largest discount from an asking price.
When assessing secondary property in Dubai, consider more than the asking price.

We don't believe one citywide prediction tells investors very much.
Some high-supply apartment locations may experience greater pricing pressure, while scarce villas, prime properties and high-quality units within established communities could prove considerably more resilient.
What matters is the individual asset.
Dubai's population continues to grow, infrastructure investment continues and demand for completed homes remains present.
But buyers are becoming more discerning.
That is why the final months of 2026 may increasingly reward quality, realistic pricing and good advice rather than speculation.

For buyers, the current environment provides greater choice and more time for due diligence.
