Estate Agency Commission

For most sellers, the highest cost is the estate agency commission.

While commission structures can vary, the standard market rate is typically around 2% of the agreed sale price plus VAT, although this should always be agreed with your chosen brokerage before marketing begins.

In most transactions, the seller is responsible for paying the NOC fee, although this can sometimes be negotiated between buyer and seller.

• Mortgage settlement administration charges

Your lender will confirm the exact costs and outstanding balance required to redeem your mortgage before transfer.

Obtaining your mortgage liability letter early in the sales process is highly recommended, as it helps avoid unnecessary delays once a buyer has been secured.

Outstanding Service Charges

Before a developer will issue the NOC, all outstanding service charges must normally be settled.

If there are unpaid community fees, this can delay the transfer process.

Checking your service charge account before listing your property allows any outstanding balances to be addressed well in advance.
