Do I have to pay for the marketing of my property?

Exclusive Links will confirm any marketing or service charges within your listing agreement before the property is advertised. Professional photography, portal advertising and targeted marketing are used as appropriate to position the property effectively.

To register my property for rent what documents are required?

Accepted Answer

Typically we require proof of ownership, identification for the Owner, property details and the signed RERA listing agreement authorising us to market the property. Additional documents may be required depending on whether the Owner is an individual, company or represented by a Power of Attorney.

What happens when I accept an offer on my property?

Accepted Answer

Once the commercial terms are agreed, the tenancy contract and any addendum are prepared for signature. The Tenant will normally provide the agreed security deposit and rental payments in accordance with the contract. The tenancy should then be registered through Ejari and the property prepared for handover.

Who sets the number of cheques that should be accepted to rent a property?

As a Landlord, you can decide on the number of cheques you wish to collect over the duration of the lease. Flexibility on multiple cheques is more attractive and competitive. While it can range from one cheque for full annual rent up to 12 monthly, the majority of tenancy contracts are agreed on 3 - 4 instalments for one year period.

Is it necessary for me to register my tenancy agreement with the government?

Yes. Dubai tenancy contracts should be registered through Ejari. Ejari provides the official record of the tenancy and is required for a range of government and utility processes and is important if a tenancy dispute arises.

What is EJARI?

Ejari is Dubai Land Department's system for registering tenancy contracts. Registration creates an official record of the lease and supports government, utility and rental-dispute processes. Registration channels and fees can change, so the current requirements should be confirmed at the time.

Question 9

How much will it cost to have my property managed?

Accepted Answer

Property management fees depend on the scope of service and the property. Exclusive Links will provide the current management fee and inclusions before appointment so you can compare the cost against the level of support required. Additional or third-party services are confirmed separately where applicable.

Question 10

Who shall I contact if a repair needs to be carried out on my property?

Accepted Answer

If your property is managed by Exclusive Links, your Property Management team can coordinate maintenance, obtain approvals where required and keep records of the work. If the property is self-managed, the Landlord remains responsible for arranging landlord obligations and responding to maintenance issues in accordance with the tenancy agreement and applicable law.

My property is fully furnished what is the expected security amount I can collect from the Tenant?

Accepted Answer

Security deposits are negotiated as part of the tenancy and should be clearly recorded in the contract. In the Dubai market, furnished properties commonly attract a higher deposit than unfurnished properties, but the exact amount should be agreed with the Tenant and supported by a detailed inventory and condition report.

Who is responsible for drawing up and checking the inventory on my property?

For a furnished property, a detailed inventory and condition report should be completed at handover and checked again when the Tenant vacates. If Exclusive Links manages the property, this can form part of the management process; otherwise, Landlord and Tenant should ensure the inventory is agreed and properly documented.

How much can I increase the rent at renewal?

Any permitted increase should be checked against the current DLD rental index and the tenancy circumstances. A Landlord seeking to change the rent or contract terms should generally notify the Tenant at least 90 days before expiry unless the parties have agreed otherwise.

How much notice must I give if I want to sell the property vacant?

Accepted Answer

Where eviction is sought because the Owner wishes to sell, Dubai tenancy law provides for at least 12 months' notice through the legally prescribed notification method. The exact circumstances and wording should be checked before notice is served.

Can I sell my property while it is tenanted?

Yes. A property can be sold with a valid tenancy in place. The Buyer normally becomes the new Landlord and assumes the existing tenancy, with rent and the security deposit accounted for as part of the sale.
