"How much does a villa cost in Dubai?"
It sounds like a straightforward question.
In reality, the answer can range from around AED 3 million for more accessible established family communities to tens of millions for larger homes in prime locations.
Even within one community, two villas with the same number of bedrooms can differ by several million dirhams.
So rather than giving buyers one misleading citywide average villa cost in Dubai, I prefer to look at the communities people are actually comparing and explain what drives the difference.
Current Property Finder data provides a useful snapshot of asking-price levels across several established villa locations.
Reem: Around AED 3.5 Million Average
Reem, including Mira and Mira Oasis, currently represents one of the more accessible established villa options in this comparison.
Property Finder's latest 12-month listing data indicates an average villa asking price of approximately AED 3.5 million, with an average rate around AED 1,190 per sq ft and an indicated gross rental yield close to 5%.
Three-bedroom properties naturally form an important part of this market.
For buyers wanting an established family community without moving into the higher price points of some older premium villa locations, Reem remains worth considering.
Mudon: Around AED 3.9 Million Average
Current Property Finder data puts the average villa asking price in Mudon at approximately AED 3.9 million, with an average asking rate around AED 1,580 per sq ft.
Three-bedroom properties can start considerably below the community-wide average, while larger Rahat homes and premium properties sit well above it.
Mudon illustrates why community averages should be treated as a guide rather than a valuation.
The mix of established phases and newer Mudon Al Ranim stock can produce very different pricing.
Al Furjan: Around AED 5.7 Million Average
Al Furjan's current average villa asking price is approximately AED 5.7 million, according to Property Finder's latest data.
The average asking rate is around AED 1,480 per sq ft.
Again, the range is broad.
Older Quortaj villas, newer Murooj and Tilal properties, plot sizes, and condition all influence pricing.
One of Al Furjan's major strengths is connectivity, including Metro access and its position relative to Sheikh Zayed Road, Jebel Ali, Expo City and Dubai South.
Green Community Motor City: Around AED 6.7 Million Average

Property Finder currently puts average villa asking prices within Green Community Motor City at approximately AED 6.7 million, with an average asking rate around AED 1,440 per sq ft.
Stock is relatively limited, which is important when interpreting averages.
Green Community's attraction lies in its mature landscaping, substantial homes, and established residential environment.
A particularly large or extensively upgraded villa can sit considerably above the community average.
The Villa: Around AED 8.3 Million Average
The Villa currently has an average asking price around AED 8.3 million, according to Property Finder, but its average asking rate of approximately AED 1,040 per sq ft is considerably lower than several communities with lower overall ticket prices.
Why?
Space.
Many homes and plots in The Villa are substantial.
This is why comparing total price alone can be misleading. A higher purchase price may actually deliver considerably more land and built-up area.
Arabian Ranches: Around AED 8.3 Million Average
Property Finder's latest figures put average villa asking prices across Arabian Ranches at around AED 8.3 million, with an average rate around AED 1,480 per sq ft.
But the range is enormous.
An Al Reem townhouse and a large Mirador, Alvorada, or Polo Homes villa shouldn't be treated as comparable simply because they share an Arabian Ranches address.
The established nature of the community, schools, landscaping, golf, and strong family demand all contribute to its pricing.
Victory Heights: Around AED 9.6 Million Average
Victory Heights currently has one of the higher average ticket prices within this group.
Property Finder data indicates an average villa asking price of approximately AED 9.6 million, with an average rate around AED 1,770 per sq ft.
Again, the range matters.
More accessible clusters can begin considerably below that level, while large renovated golf-course villas can command substantial premiums.
So What Is the Average Price of a Villa in Dubai?
This is exactly why I hesitate to provide one citywide number.
A Dubai villa isn't a standardised product.
Current asking-price snapshots across these communities range from roughly AED 3.5 million in Reem to AED 9.6 million in Victory Heights, before we even consider Dubai's ultra-prime villa market.
The more useful question is:
What should the type of villa I want, in the community I want, realistically cost?
Price Per Square Foot Doesn't Tell the Whole Story Either
Buyers increasingly use Dubai villa price per sq ft to compare value.
That's useful, but villas need slightly different treatment from apartments.
Are you calculating against built-up area or plot area?
Does one property have a 10,000 sq ft plot while another has 5,000?
Has the villa been extended?
Does the extension have approvals?
Is one fully renovated?
Does one back onto a golf course or park?
Price per sq ft is one piece of the valuation, not the valuation itself.
My Advice When Comparing Villa Prices

I spend a lot of time with buyers comparing communities across Dubai Land, and I would always encourage them to look one level deeper than the headline average.
A community average tells me where to start. The individual property tells me what it is actually worth.
Before making an offer, we can prepare a Comparative Market Analysis using relevant transactions and competing stock.
We then adjust that picture for the things data alone can't fully explain, including condition, upgrades, view, plot, internal location and seller motivation.

The answer to "how much is a villa in Dubai?" isn't one number.
It's the right number for the right villa.
Property Finder figures referenced are based on its latest available 12-month listing data at the time of writing and should be treated as market indicators rather than individual property valuations.
