You've shortlisted the community.
You've settled on the number of bedrooms.
You've narrowed the search to two villas.
One costs AED 5 million. The other costs AED 5.5 million.
Which is better value?
This is where villa buying becomes much more interesting because two homes that appear almost identical on a property portal can have very different market values.
Knowing how to compare villas in Dubai means looking well beyond bedrooms and asking price.
Start With the Exact Villa Type
Communities such as Arabian Ranches, Mudon, Al Furjan, Victory Heights and Reem contain multiple villa types and layouts.
Before comparing price, establish whether you're genuinely comparing like with like.
Look at:
- Original built-up area
- Plot size
- Number of bedrooms
- Original floor plan
- Extensions
- End or middle unit
- Detached, semi-detached or townhouse configuration
A larger-looking villa isn't necessarily a larger original property. It may have been extended.
That brings us to another question: was the work properly approved?
Plot Size or Built-Up Area: Which Matters More?
Both, but for different reasons.
The Built-up area tells you how much internal accommodation you're buying.
Plot size tells you how much land surrounds it.
For a family, a larger garden may be more valuable than an additional few hundred square feet internally.
For another buyer, extra internal living space, an office, or larger bedrooms may matter more.
Scarcity also matters.
If a particular villa type normally comes with a 5,000 sq ft plot and one rare example has 8,000 sq ft, the larger plot may justify a meaningful premium.
The value isn't simply in the extra land. It's in how difficult that characteristic is to replicate.
Location Within the Community Can Change the Value
Two identical floor plans can have very different resale values because of where they sit.
Potential premiums can attach to:
- Park backing
- Golf course frontage
- Lake views
- Single-row positions
- Corner plots
- Quiet internal streets
- Proximity to schools or community facilities
- Greater privacy
Equally, a villa may trade at a discount because it backs onto a main road, sits close to construction, or has a less desirable orientation.
This is why an automated average valuation can only take you so far.
Is a Renovated Villa Worth More?
Usually, yes.
But not necessarily by the amount the owner spent.
Suppose one villa is AED 500,000 more expensive because the seller recently completed an AED 700,000 renovation.
That doesn't automatically mean you're receiving AED 200,000 of additional value.
Consider the quality of the renovation, age of the work, design, approvals, and whether you would have chosen those finishes yourself.
A genuinely turnkey home can command a strong premium because it saves the buyer time, inconvenience and construction risk.
But highly personalised renovation may not appeal to everyone.
Check the Approvals
If a villa has been extended or structurally altered, ask whether the relevant approvals are in place.
An extra room may look like a benefit during the viewing, but unapproved modifications can create complications later.
Your broker should help establish what has been changed from the original property configuration and what documentation is available.
Compare the Condition of the Things You Cannot See
A new kitchen photographs beautifully.
Less visible items can cost considerably more.
Consider:
- Air-conditioning systems
- Roofing and waterproofing
- Plumbing
- Electrical systems
- Pool equipment
- Water tanks and pumps
- Windows and doors
- External drainage
- Landscaping systems
For older resale villas, a professional inspection before completion can be extremely valuable.

Look at Vacant Versus Tenanted
A vacant villa may command a premium from an end user who wants immediate possession.
An investor may prefer a tenanted villa producing income from day one.
But if it is tenanted, understand the tenancy.
What rent is currently being paid?
When does the tenancy expire?
How does the existing rent compare with today's market?
The same property can therefore have different value to different buyers.
Calculate Price Per Sq Ft Carefully
Villa price per sq ft in Dubai is useful when comparing properties, but make sure you're using the same basis.
Built-up area and plot area aren't interchangeable.
A villa with a huge plot can appear expensive when measured solely against internal area while offering considerable land value.
Use price per sq ft alongside actual comparable transactions, not instead of them.
Think About Your Future Buyer
This is one of the questions I think investors should ask more often.
Imagine you own both properties five years from now.
Which would be easier to advertise?
"Four-bedroom villa."
Or:
"Four-bedroom, single-row villa on an oversized corner plot, backing the park."
That difference matters.
Scarce characteristics create a reason for future buyers to choose your property.
Don't Forget the Community Competition
When comparing villas in Arabian Ranches or Mudon, look at how many similar units are currently available.
Do the same in Al Furjan, Victory Heights, or Reem.
If 20 identical units are listed, your future buyer has considerable choice.
If your property type rarely becomes available, that scarcity may support resale value.
Put the Two Villas Side by Side
When we help buyers compare two properties, I like to reduce the emotion temporarily and look at the facts.
Property A may win on renovation.
Property B may win on plot.
A may have the better internal location.
B may be AED 300,000 cheaper.
A may require no work.
B may provide more potential to add value.
Once those factors are visible, the decision becomes much clearer.
A CMA Can Tell You More Than the Asking Price

At Exclusive Links, our sales team can prepare a Comparative Market Analysis using recent transactions and current competing stock to help establish whether the premium being asked for one villa is justified.
We've worked in Dubai since 2005, and one thing hasn't changed:
Two villas are only identical on paper.
The plot, view, condition, position, upgrades, tenancy, and eventual resale audience can make one considerably stronger than the other.
When you've narrowed your search to two villas, that's often the point where professional advice becomes most valuable.
Not because we need to tell you which home you like more.
But because we can help you establish which one you're paying the right price for.
Are you looking for a name you can trust?
We harness professional and market expertise from all areas of the business and work with a transparent client centric approach.
